Obviously, if you are going through a short sale you&#8217;ve quit making your payment, however there are some bills that you should continue to pay to help your transaction go smoothly. If you decide to stop paying some of these bills, they&#8217;ll be a detriment to you getting a short sale completed.</p>
<p>The most essential thing that you continue to pay should be your HOA dues. If you stop paying these, the bank will refuse to pay for them or any balance that you might have outstanding. It would be awful if your HOA dues kept you from doing a short sale. The next item, should it apply to you, would be your second lien. If you stop paying it, we advise that you don&#8217;t let it get more than 120 days past due, or it&#8217;ll be sent to collections. Utilities should also be regarded as an important thing to keep paying, especially if you&#8217;re still living in the home. If you are not living in the home, utilities are shut off and the weather turns cold, it could make an unpleasant situation that much worse.</p>
<p>The other item we strongly urge you keep paying is your property insurance. You&#8217;re still accountable for the home and you have a contract with the bank saying you will maintain insurance on the house. If you let the insurance lapse and something happens to the house, the bank can come after you.</p>
